Who are the Tenancy Services team and what do they do?
The Tenancy Services team deal with all matters relating to a residents' tenancy once the tenancy has been signed to the end of the tenancy.
The dedicated team of officers have extensive experience in tenancy matters and are on hand to offer support and advice as required. Not all tenancy management matters relates to a breach of tenancy and appropriate action is taken as required.
Enforcement actions are undertaken if there is a tenancy breach, for example, if a tenant does not allow access for the yearly gas safety inspection, an application will be made to the County Court for an Injunction Order to gain access and carry out the works.
Other enforcement actions include a Community Protection Warning/Notice, Fixed penalty Notice or Notice of Seeking Possession/Notice to Quit to end a tenancy.
Tenancy matters can include, but are not limited to the following:
- Non access for gas, electrical works, stock condition survey etc
- Chasing of keys following transfer etc
- Unauthorised alterations
- Condition of property/gardens
- Hoarding
- Pet nuisance/pets left in property (noise nuisance is dealt with by EHS)
- Not main home/subletting
- Residents in long term care/hospital/deceased
- Illegal occupants
- Lodgers
- Running a business from home
