Find out what a Local Land Charge search is
A Local Land Charge search is usually needed when buying or selling property or land. The search is normally organised by your solicitor or licensed conveyancer on your behalf as part of the house buying process, but these can be made by individuals also.
Basildon Council is required to hold a local land charges register that records obligations affecting properties within our administrative area.
The searches will identify and provide the search requester with any history and legal restrictions which may affect future development of the property or land.
This includes:
- previous planning history
- planning constraints such as if the property is a listed building or if it were in a conservation area
- any notices or restrictions imposed on the land and property
- nearby highway proposals.
