Do you need Building Regulations approval?

Building Regulations are legal requirements that make sure buildings meet health and safety standards. Most types of building work will need Building Regulations approval; however, some projects are exempt.

Before starting work, check other requirements

First, it is important to remember that even without Building Regulations approval you may need other permissions. Including:

  • Most projects will need Planning Permission
  • Conservation Area Consent - if you live in Noak Bridge, Little Burstead, Great Burstead, Billericay High Street
  • Landlords Consent - if you live in a block of flats

Electrical Work 

Yes, you will need Building Regulations approval. 

Any electrical work carried out in your home or garden must have approval. Electrical Regulations are in place to prevent death caused by poorly fitted electrical installations.

Home Extensions 

Yes, you will need Building Regulations Approval. 

However, you can build a ground level porch or conservatory that is under 30 square metres in floor area.

Installing or moving a WC, sink or bath 

Yes, you will need Building Regulations Approval. 

Changing Windows or Doors 

Yes, you will need Building Regulations Approval.

Erecting a Garden Shed

No, you do not need Building Regulations Approval. 

As long as the shed is a detached building that is under 15 square metres in floor area. 

Home Repairs 

Yes, you will need Building Regulations Approval. You will need consent to remove and rebuild a major part of wall. 

Roof Repairs

Yes, you will need Building Regulations Approval, for projects including: 
•    If new tiling or roofing material is heavier / lighter than the existing material 
•    Changing a flat roof to a pitch roof (or vice versa)
•    Upgrading the roof insulation after re-felting a roof

Full Plans Submission - Building Control  - can be used for any type of work where you require your plans to be checked and approved before work starts. 

Building Notice Submission - Building Control  - can be used for small domestic works and, often, no plans are needed (further details may be requested depending on the work)
