Keeping the Public Safe
Local authorities control certain demolitions for public protection, according to The Building Act 1984 (opens new window).
During the demolition, site surveyors will make sure the pre-proposed conditions are met.
After the demolition, local authorities make sure adjoining premises and the site remain in a safe condition.
Telling Building Control about Demolition Plans
First, anyone planning a demolition must notify Building Control, under Section 80 of the Building Act 1984.
After receiving notice, the building control surveyor will visit the site to determine:
- Demolition control processes
- Remedial works needed on adjoining buildings
- Effects on services
- Treatment of the site after demolition
Receiving a Demolition Notice
After a site visit, the council will issue a demolition notice within six weeks. Building Control provide copies of the notice to utility services and owners / occupiers of adjoining property.
The notice will cover items including:
- Smoke - If agreed, guidelines for bonfires such as what kind of material will be burnt
- Adjoining buildings - Conditions to protect buildings directly affected by the demolition
- Controlling dust and noise
