Planning Prior Notifications - Single Storey Rear Extensions

Homeowners can submit a Planning Prior Notification that will permit the construction a single storey rear extension without the need for planning permission, so long as the notification meets requirements.

Extending your home with a single storey rear extension by up to 8 metres without planning consent

The Government has now extended the scheme that was originally introduced on 30th May 2013 allowing for an extension, not on article 2(3) land (a conservation area) nor on a site of special scientific interest, to have a single storey rear extension built up to 6 metres deep from the rear wall of the original dwelling on a semi-detached or terraced house and up to 8 metres deep for a detached house, subject to satisfying the requirements of "Schedule 2 Part 1, Class A of The Town and Country Planning (General Permitted Development) Order as Amended".  

At present, an extension built under this scheme must be completed by 30th May 2016.  That completion date has been extended to 30th May 2019 from the 15th April 2015.

An applicant is required to support an application for Prior Notification with enough information to enable it to be assessed against "Schedule 2 Part 1, Class A of The Town and Country Planning (General Permitted Development) Order as Amended" (please see checklist below). 

Currently, the threshold for permitted development for a single storey rear extension for a terraced / semi-detached house is to develop no further than 3 metres deep from the rear wall of the original dwelling and up to 4 metres deep where the dwelling is detached. This has not changed. A notification for Prior Approval will only be necessary when the proposal, for a terraced or semi-detached dwelling, is to extend for more than 3 metres but no more that 6 metres from the rear wall of the original dwelling house. A notification for Prior Approval will only be necessary when the proposal, for a detached dwelling, is to extend for more than 4 metres deep to a maximum of 8 metres from the rear wall of the original dwelling house.
